• Meet with the owner and provide consultation on what repairs and physical improvements  (curb appeal) are necessary to make your property attractive to potential renters.
• Produce professional collateral flyer including digital photos and design layout to highlight your investment. 
• Distribution of flyer's in weather proof brochure display cases at the property site. "For Rent"  yard signs stratigically placed for exposure to potential renters.
• Provide  "Open House"  viewings on weekends.
• Provide cell phone contact information on all collateral material for quick viewing opportunities.
• Placement of advertising listing with online local newspaper. The cost for advertising will be at owners expense. 
• Listing on  "Available Homes"  web page.

Service Plan:

• Coordinate yard and lawn service at competive pricing.
• Contract licensed home repair and maintenance professionals for all repairs. Your approval will be necessary for all projects.
• Residential Rental Application which provides: applicant information, rental history, vechicle information, pets and employemetnt varification.
• Residential Lease Agreement and coordination of signing between owner and tenant. Leases will be faxed and sent by mail. Security and pet deposits will be held in Property Manager in Charge business escrow account.
• Process rent to owner, monthly statements, and year end income tax statements.
• Coordinate move in and key distribution to your tenants. Greenville Home Rental Management will keep a spare copy of keys for emergency situations.
• Conduct annual site inspections of property to ensure proper upkeep of your investment.
• Collection and distribution of rent from tenant to owner. 
• Conduct end of the lease walk  through with exiting tenant and provide a report to owner with any damages and general condition of property.
• Management Service Agreement between owner of property and Greenville Home Rental.
